Zoning Assist provides source-cited zoning analysis for lender due diligence — conforming status, dimensional compliance, rebuildability risk, and ALTA Table A Item 6 support data across 40 U.S. markets.
Request a Report →A Zoning Assist Site Intelligence Summary is an informational due diligence support document. It does not constitute an ALTA/NSPS survey, a zoning compliance certification, a zoning verification letter, a legal opinion, or a title opinion. All data must be independently verified with the applicable planning department and licensed professionals before any lending or credit decision is made.
For construction loans, acquisition loans, and bridge financing on commercial real estate, lenders must evaluate zoning-related risks that directly affect collateral value and loan performance. The core questions are:
Answering these questions traditionally requires ordering zoning verification letters from municipalities (5–15 days), engaging land-use attorneys, or relying on borrower representations. Zoning Assist provides a faster, source-cited starting point for each of these questions.
Classifies the property as Conforming, Legal Non-Conforming, Illegal Use, or Unknown — based on current zoning data and use characteristics. Explains what each status means for lending decisions.
Flags whether a legal non-conforming structure may be subject to the 50% substantial damage rule — the provision that most significantly affects a lender's collateral rebuilding rights after a casualty event.
Side-by-side comparison of code requirements (setbacks, height, FAR, lot coverage, parking) against source-cited municipal code. Each standard is flagged for field verification or marked as not codified.
Identifies specific risk factors — flood zone exposure, variance requirements, overlay constraints, PAD/PUD non-standard standards — and positive signals such as by-right use confirmation and full data coverage.
Recent variance applications, rezoning requests, and conditional use permit filings near the subject property — useful for understanding regulatory trends in the local jurisdiction.
FEMA flood zone designation and SFHA status. Properties in Zone AE, VE, or other SFHA designations trigger mandatory flood insurance requirements for federally-backed loans.
ALTA surveys may include optional Table A Item 6, which requires the surveyor to note the zoning classification and setbacks applicable to the property. Our Site Intelligence Summary provides the source-cited zoning classification, district name, and setback data that surveyors need to complete Item 6(a) — and, where dimensional data permits, the graphical setback information for Item 6(b). Zoning Assist reports are designed to work alongside — not replace — an ALTA/NSPS survey.
The Site Intelligence Summary is available on Standard, Premium, and Enterprise plans. It appears as a separate report format accessible from any standard zoning feasibility report. For teams processing multiple loans per month, Standard ($399/mo for 25 reports) and Premium ($1,249/mo for 100 reports) plans provide the best value.
