We expand methodically. New cities only enter the platform after their full zoning ordinance is catalogued and verified cell-by-cell against the published code. We do not fabricate, infer, or guess zoning data.
Why we exist
Zoning is the most expensive uncertainty in real estate development. Wrong assumptions about FAR, setbacks, or use permissions can erase a deal's margin overnight. The current options for getting it right are:

How we differ
Source-cited. Every dimensional standard in our reports points to the actual code section it came from.
Honest about gaps. When a city's code categorically doesn't define a value (FAR in many AZ cities, zoning in Houston's no-zoning regime), we say so explicitly rather than render misleading defaults.
Cell-by-cell verified. No bulk-imported, AI-generated, or scraped-and-hoped-for-the-best data. If it's in our database, an analyst loaded the published code and confirmed it.
Independent. We are not a downstream of an MLS aggregator, a property-data reseller, or an underwriting tool. Our zoning data is our own, built by us, owned by us.
