Getting Started

How do I generate a zoning report?

From your dashboard, click New Report and enter a property address. Reports typically generate in 30–90 seconds. Each subscription tier includes a monthly report quota; you can also purchase pay-as-you-go reports.

What's included in a Zoning Assist report?
  • Zoning district + dimensional standards (height, setbacks, lot size, coverage, FAR where codified)
  • Permitted uses + conditional / special-exception uses
  • Buildable-area estimate
  • Entitlement probability score and processing-time estimates
  • Comparable sales, property tax history, ownership records
  • Natural hazard overlays (FEMA flood zones, wetlands, sea-level rise)
  • AI-generated executive summary tailored to your stated use type
  • City planning department contact and applicable code section citations
Which use types can I select?

The current options are: General Feasibility, Single-Family Development, Multifamily Development, Commercial Investment, Industrial Investment, Build-to-Rent, ADU / Accessory Dwelling Unit, and Mixed-Use. You can re-tailor any report to a different use type at no additional cost — the dimensional data does not change, only the analysis lens.

Reading Your Report

What does "N/A" mean on a dimensional standard?

"N/A" almost always reflects what the city's zoning code actually says — it does not mean the data is missing. Different cities regulate intensity differently:

  • FAR (Floor Area Ratio) — Roughly two-thirds of the cities we cover do not codify FAR in zoning. In those cities, FAR will display "Not Codified" or "See Comp Plan" depending on the source. Intensity is governed by height, lot coverage, and density per district.
  • Lot Coverage — Some cities use ISR (Impervious Surface Ratio), which includes paving plus buildings. The label changes accordingly: "Max ISR" for Orlando / Nashville / St. Petersburg / San Antonio.
  • Form-Based Codes — Miami 21, parts of Charlotte, and parts of Denver use transect zones and Place Types instead of traditional dimensional tables. Reports note this explicitly.

What is the Coverage Gap notice in my report?

If we display a red "Coverage Gap" alert, it means the GIS for that city returned a zone code we have not yet catalogued cell-by-cell in our zoning database. The report still loads with the city planning contact and applicable code link, but the dimensional fields will be marked as unavailable to prevent false data. Coverage gaps are reviewed and closed continuously.

What is the Entitlement Probability Score?

A 0–100 score that estimates how likely an entitlement application would be approved at the parcel, based on the zoning district, applicable overlays, recent entitlement-case outcomes within that jurisdiction, and applicable variance/conditional-use thresholds. Above 75 is considered favorable; below 40 is high-risk. The score is advisory and does not replace pre-application meetings with the planning department.

Can I download my report as a PDF?

Yes — every report has a Download PDF button in the report header. The PDF layout matches the on-screen content and is suitable for inclusion in due-diligence packages.

How do I update my payment method?

Account → Billing → Manage in Stripe. The Stripe Customer Portal handles card updates, invoice history, and downloadable receipts.

How do I cancel my subscription?

Account → Billing → Manage in StripeCancel Plan. Cancellation is effective at the end of the current billing period; you retain access through that date.

What happens if my payment fails?

Stripe automatically retries the charge up to four times over 14 days. We send dunning emails at each retry milestone. If all retries fail, your subscription is suspended (you can reactivate by updating the card). See our Refund Policy.

How do I delete my account?

Account → Privacy & DataDelete My Account, then confirm with the phrase "DELETE MY ACCOUNT". Your account is deactivated immediately, and your personal data is permanently purged within 30 days (legal records such as tax invoices retained as required). To stop deletion within the 30-day window, email [email protected].

I forgot my password.

Click Forgot Password on the login page. We'll send a reset link to your account email. The link expires in 1 hour for security.
